The UDIA National Housing Pipeline® (NHP) is a comprehensive analysis of true developable land capacity and the major barriers to new housing supply across Australia’s key housing regions.

The NHP is a major UDIA National research and policy development initiative that has evolved from an initial Pilot research project conducted in Perth across 2022/23, which was then followed by a National Pilot in 2024. 

In a nutshell the NHP provides:

  1. An annual snapshot of land availability and land readiness for residential development across Australia’s major housing markets.
  2. A detailed assessment of development constraints and development challenges to delivering new residential supply by local government area & sub-region across each major capital city region.
  3. A development industry ‘vetted’ quantification of the forward 10-year pipeline of land supply and residential dwellings by location and dwelling type and tenure.
  4. Unique insights on the status of planning, development and environmental approvals, as well as the status of enabling infrastructure requirements for realising forward supply.
  5. The most robust and timely annual national assessment of ‘real’ stocks of land supply and health of new dwelling supply pipelines – as measured against State and Federal Government housing targets.
